Data Use Policy
Overview
This Data Use Policy explains in plain terms how FundSignal collects, processes, scores, and stores data — with a specific focus on the public forum posts that form the core of our lead intelligence product.
FundSignal operates as a lead signal aggregator: we scan publicly accessible real estate forums, identify posts where investors are asking about funding, score them by intent level, and deliver them to real estate lenders as structured lead data.
Who this affects: (1) Lenders who use FundSignal — your account and usage data is described here. (2) Real estate investors and forum participants whose public posts may appear in our lead feed — this policy explains what we collect, why, and how to request removal.
Data Sources
FundSignal only collects data from publicly accessible sources — content that any unauthenticated visitor to the internet could view without logging in or paying for access.
Current data sources include:
- Reddit — Public subreddits focused on real estate investing, fix-and-flip, BRRRR strategy, hard money lending, and related topics (e.g., r/realestateinvesting, r/RealEstate, r/HouseFlipping)
- BiggerPockets — Public forum posts in sections related to financing, lending, deal analysis, and general investment strategy
- Public Facebook Groups — Publicly accessible (non-private, non-closed) real estate investing groups
We do not collect data from:
- Private messages or direct messages on any platform
- Login-protected content or subscriber-only forums
- Any platform where scraping is prohibited by the platform's Terms of Service and those terms are actively enforced against public content aggregators
- Personal websites, emails, or any non-public channel
We monitor these sources continuously. New sources may be added over time; this policy will be updated to reflect any additions.
Collection Process
Our data pipeline works as follows:
Automated Scanning
Our system scans new and recent public posts from monitored sources every 15 minutes. We look for posts containing keywords related to real estate financing: terms like "hard money," "private lender," "DSCR," "need funding," "bridge loan," and hundreds of similar signals.
Intent Detection
Posts that pass keyword filtering are analyzed by our AI to determine whether they represent genuine funding intent or general discussion. A post asking "what's the best hard money lender?" signals active intent; a post explaining how hard money loans work to a beginner does not.
Classification & Scoring
Posts that pass intent detection are classified as Hot, Warm, or Cold based on urgency signals: timeframe language ("ASAP," "closing next week"), specific loan details (amount, property type, deal stage), and comparison shopping behavior.
Storage & Delivery
Classified leads are stored in our database and delivered to lender dashboards in real time. Each lead includes the original post content, the poster's public username, timestamp, source platform, and our classification score.
Scoring & Classification
Our three-tier intent classification system works as follows:

Classification is performed by an AI language model (Claude by Anthropic). Classifications are probabilistic — our system makes reasonable judgments based on language patterns, but is not perfect. Lenders should apply their own judgment before acting on any lead.
We do not use personal information about the poster (financial history, credit data, identity verification) in our scoring process. Scoring is based entirely on the content of the publicly posted text.
What We Store
For each captured lead, we store the following data:

We do not store: email addresses, phone numbers, real names (only public usernames), financial data, credit information, location (beyond what appears in the post text itself), or any information from private messages.
Retention Policy
We retain captured lead data for up to 24 months from the date of capture. After 24 months, lead data is automatically deleted from our database.
We retain lead data for this period to:
- Allow lenders to maintain historical context on leads they've previously viewed
- Train and improve our classification models using historical patterns
- Provide trend analysis features to lenders (e.g., "this region's hot lead volume has increased 40% over 6 months")
Leads can be removed earlier than 24 months upon request. See Opt-Out & Removal below.
If a post is deleted from the original platform after it has been captured by FundSignal, the deletion on the source platform does not automatically remove it from our database. To request removal, use our removal process below.
Opt-Out & Removal
If you are a forum user whose public post has been captured by FundSignal and you want it removed from our database, we will honor your request.
How to Request Removal
Send an email to privacy@fundsignal.app with the subject line "Lead Removal Request" and include:
- Your username on the relevant platform (Reddit, BiggerPockets, etc.)
- A link to the specific post you want removed (if available)
- The platform the post was on
- Approximate date of the post (if you don't have the link)
We will process removal requests within 14 business days. We will confirm via email when the removal is complete.
If you want all posts associated with your username removed, say so in the email. We will remove all matching records from our database.
Opt-Out from Future Capture
If you want FundSignal to stop capturing any future posts associated with your username, include "Opt-Out from Future Capture" in your removal request email. We will add your username to our exclusion list so it is not captured in future scans.
Note: We cannot guarantee capture exclusion across all future username variations or if you post under a different username. The most reliable way to prevent capture is to make posts on private or login-protected forums rather than public ones.
Lender Data Processing
For lenders who subscribe to FundSignal, we process the following categories of data:
Account Data
Name, email, company name, and subscription details. Used for authentication, billing, and platform access. Stored on Neon PostgreSQL with encryption at rest.
Usage Data
Which leads you view, filter, bookmark, or interact with. How you use the platform's features. Used to improve the product, personalize the experience (e.g., remembering your filter preferences), and provide aggregate analytics about platform usage.
CRM & Notes Data
Any notes, tags, or contact records you create within FundSignal's CRM tools. This data belongs to you and is not shared with other users or third parties.
Lead Interactions
When you mark a lead as "contacted," "in progress," or "closed," we store that status in your account. This data helps you track your pipeline and is not visible to other lenders.
Data Portability
You can export your CRM data and lead interaction history at any time by contacting support@fundsignal.app. We will provide a CSV export within 5 business days.
